We had a car when in the Füssen area, so stayed in a place in the country a few minutes outside the town. Owned by a young local family. We loved it.
In Munich we stayed near the main train station, and found the location to be convenient and safe.

I’ve stayed at the following hotels in Munich, all in the Altstadt, safe, convenient to transportation, sites, and shopping: Hotel am Markt (venerable, old, right by Alte Peter church, you’ll hear a lot of bells throughout the day and evening); Hotel am Viktualienmarkt (friendly staff, obviously convenient to the Viktualienmarkt, has a beer vending machine in the lobby); Mercure Hotel München Altstadt (like you, we prefer local and family run places. But this one really surprised me in a good way. I loved the location, the staff was great, it has air conditioning if that is important to you. I believe my other recommendations do not. And they have snacks, drinks, and coffee available for free throughout the day. I also think the minibar is restocked for free if I recall.). You cannot go wrong staying at any of these places.

When we visited the Fussen/Garmisch area we always stayed at the Fraundorfer in Garmisch. It is a great B&B with excellent restaurant.

Fusson - FYI Apartment Koenigsblick Poppler has a 2 night minimum off season and a 5 night minimum starting 2026.

We have stayed twice at the Hotel zum Hechten in Fuessen. Enjoyed our stays very much.
Most recently we stayed outside of Fuessen at a wonderful place.

Outside of Füssen Hotel Restaurant Helmerhof in Schwangau. Also a bus drive away hotels in Hopfen am See on the Hopfensee.

One remote spot near Füssen
Hotel Christine in Eisenberg Speiden 10km /15minutes northwest of Füssen
Village with a nice church and a Brewery with Pub/Restaurant and a wood carving shop

For Munich, I've stayed at the Hotel Antares 3 times; love it. Great breakfast. Nice rooms which have the bathroom/shower (updated and modern!) in each room. Use their website for better pricing. Can walk to Marienplatz or take the U Bahn. Quiet area. Can't help with the Fussen area, but others have great suggestions.
