Last June my daughter and I stayed 4 nights in Apt 28 from rentparis.com I don't know how many are in your party, but they have several apartments. #28 was clean, in a good location - close to metro, but we also did a lot of walking.
Kim, you have gone thru the usual suspects; VRBO.com (which has a great feature letting you search all, by inputting your dates, and has some limited insurance for this type of thing) We found our Paris apt on Homelidays.com. It's still not too late to protect yourself and buy some cheap travrl insurance. We go to Squaremouth.com and do some comparisons, then buy a cheap policy that just covrs the basics.
