Limited Paris lodging options: Have you ever...

So I have reward points. These are going to make a spring 2015 trip possible. The location options are not Rue Cler. Here's what I can "afford" and I was hoping for some help choosing between options. IF you aren't a fan of any of these because they violate safety or cleanliness of the general area issues, feel free to let me know. We'll brainstorm alternatives.

We need SAFE, CLEAN, and inside the peripherique/CLOSE TO METRO. We do not need a bar/room service/frette linens. Basically, we don't want to crawl over junkies or fight off prostitutes to get from the metro to the hotel room at the beginning/end of the day. Otherwise, we don't spend a lot of time hanging out in the room. For reference last year we used points to stay at sheraton heathrow and commuted daily to London to save the $ on a hotel there. Yes, it was 45 minutes by metro daily to the center of London and made the end of the day a bit longer but we were safe, clean, and happy enough with it.

Thanks for your time and any advice for choosing. Our "best" options for location include:
1) hotel de jura, 10th, near gare du nord
2) comfort hotel davout nation, 20th, near porte de bagnolet and porte de montreuil metros, close to pere lachaise
3) adagio access porte de charenton, just outside periphery but walking distance to metro in a few minutes

Most reviews are not glowing. 1 is "most central" but we are not the "party type". We prefer quiet nights to sleep and touring during the day. I'm leaning toward comfort hotel davout nation. Ideas from others would be welcome.

I really like the 10th, but yes, it might be in a "lively" neighborhood. The Hotel Adagio Access is an Accor with all studio type units, but right next to the Periphique, and the rail yard for Gare de Lyon. So the Comfort Davout looks OK. Modern hotel with the Comfort Inns chain. The T-3b Paris tramline runs along the Boulevard Davout next to the hotel. Use google street view to "walk" around the neighborhood.

Please look at Hotel St Pierre on Rue Ecole Du Medicine( there are a few hotels with same name). I have stayed there. It is clean. It is very central( an ideal location .. really) close to metro, rer. the river. walk to many sites.
Rooms are small( tiny) .. but well equipped.. décor nothing special at all..but beds comfy..
Staff are nice.

I have stayed there twice.. and frankly compared to the Hotel Jura.. ( one of the ones you looked at ) its worth the extra ten euros a night. Really.

Agree with Pat about St Pierre -- great location, tiny rooms, very clean and charming.

I put in for an upgraded hotel category (extra $40/night) but may have secured 7 nights in Montparnasse. Thank you for the opinions here. None of them really felt right to me so after reading the advice here it did not seem like anyone here felt they would be the right choice for us either :)

I stayed in Montparnasse two years ago with my daughter & her French class. We had a lovely room with a very nice breakfast. Campanile Maine Montparnasse was the name, I don't know how much it was per night because it was part of the French club trip. It was very convenient with Metro about two blocks away. We walked to Tour Montparnasse on our last night there which was fun. Enjoy your stay in Paris!

I would choose the 10th or Montparnasse over your other two location options by far. Don't know anything about your listed hotels though. I'd check them out on TripAdvisor or Booking.com.

Glad you've opted for elsewhere. Folks know that I'm all for staying "out" here in the 12th, especially if you can get something right around Metro Nation. But I used to live by the #2 option above, and it is way too far from anything to be of interest for a first-time (?) visitor. However, if someone ends up with that as an only option, I would advise that it should be perfectly safe -- there shouldn't be a safety issue there. Just that you'd have to take the T3 to Porte de Vincennes to get on the Line 1 to whisk you "into" town. (Funny I know when you're already in Paris, but that's how I always think of it.
