Help with 10 day Italy Itinerary

Hi I am trying to plan a trip for my wife and I. We will be in Paris for the 3 days prior to this. We need to be in Rome on the morning of the 30th of June as we are meeting friends. We are looking for small towns with maybe a little beach time. Is this too ambitious of an itinerary? Can it be done on trains? Or do I need to rent a car? Happy for any recommendations. Thank you.
June 27 fly from Paris to Rome
June 28 Rome
June 29 Rome
June 30 Rome in morning train or car rental to Piombino Ferry to Elba Island
July 1 Elba Island
July 2 Elba Island
July 3 Train or car to Florence
July 4 Florence
July 5 Train or Car to Gubbio
July 6 Gubbio
July 7 Train or Car Orvieto
July 8 10 pm flight from FCO outside Rome

A car to get to Gubbio will be much more convenient, check booking.com for various modes of transportation with links to schedules.

You'll want to do that by train.

Maybe I can take a train for beginning of trip and then rent a car in Florence on the 4th of July and turn it into Rome Airport FCO on the 8th.

In Italy we have found it helpful to have a car to explore rural areas in a leisurely fashion, but trains are a great way to travel from city to city quickly.
