Here are a few we love. So I don't become redundant, all fit this description... Very nice rooms (ask for a balcony as all have great views of the Alps), good buffet breakfast, convenient location and just the nicest, friendliest people you could ever meet. We were immediately made to feel "at home" by the owners and had fantastic stays! We stayed at each place at least twice in the last 7 years.

Ramsau (15 min. from Berchtesgaden)
(Our favorite, a south facing room is best!)
Hall in Tirol, Austria (1 hour south of Mittenwald)

I forgot to mention the Cafe Pension Alpina in Hungerburg, Austria. We were there quite a while ago, but the views of Innsbruck and the Alps were fantastic!
Hungerburg is a very small "village" with a few hotels, pensions and restaurants on a plataeu overlooking Innsbruck. It is also the start of a great cable car ride... the Nordkettebahn.
Hungerburg is reached by car or the Hubgerburgbahn (a funicular) from Innsbruck.
