My friend & I have a booked an apt in the Lavapies area of madrid in October thru Airbnb. the reviews are all positive, no mention of it being an unsafe area and the hostess also confirmed that it is considered a safe neighborhood, but according to RS's spain book, it was described as seedy and somewhat risky, but a good place to go for tapas etc. .

I have no idea of your experiences wherever in the world, how street aware you are and I have read extremely little by Rick Steves. My last walkabout experiences of the area with my wife are about a year old on a bar/tapas crawl. Regarding the paragraph referring to the Plaza de Lavapies, I completely agree for late at night and certainly do not be afraid of the bogey men.
