I guess if you were going to lease your place and didn't want it to be subletted, you would have to include that in the contract. Any time to rent your place out you risk opening your door to a nightmare tenant who causes more damage than they pay in rent or uses the place in a manner you disapprove like this:

The problem is determining when the contract has been violated. AirBnB doesn't give you the exact address until you book a place, so it can be difficult to monitor whether your rental is being sublet through AirBnB.
