Rome to Lake Como

We are planning to visit the Villa del Balbianello in Lenno on Lake Como on Sunday the 29th. The villa's posted hours on their website are from 10:00 to 6:00. We will be arriving in Civitavecchia on a ferry from Barcelona on Saturday afternoon and we have a hotel reservation in Rome for Saturday night. According to the TrenItalia site, it would seem to be possible to get on the 7:30 a. m. train on Sunday from Rome to Milan, that would put us in Varenna around 1:00, that should give us enough time to drop our luggage off at the hotel in Bellagio and get on one of the Colico-Como boat runs that would drop us off in Lenno at a reasonable hour. I'm concerned because there are so many changes involved and connections to make, and neither the TrenItalia website nor the ferry website (navigazionesomething.it) give clear information about how much time we would have to make the connections. I would appreciate it if somebody could give me some more experienced information about whether such a plan can reasonably be done. Can anybody help me?
