We are flying into Munich in a month and plan to rent a car at the Sixt's City Centre location near the Lehel U-Bahn station. On the Munich S-Bahn/U-Bahn map it appears the best transfer spot from the S-8 to the U-5 is near or at the Ostbahnhof. Is this correct or is there a better way to get to the Lehel station? Also, can we transfer to the U-Bahn without paying an additional fee?

The Munich metro district, MVV, has a website, www.mvv-muenchen.de, which can display in English. If you put in addresses, it will give you the best route between them, including transfers. If you purchase an MVV Partner Gesamtnetz Tageskarte (entire network day pass for 2-5 people) for €18 from the automat at the airport, it will cover all of you transportation (S-/U-Bahn, Trams, and buses) for the entire day in Munich.
According to MVV you do indeed transfer at Ostbahnhof. The U5 is under Orleansplatz, which is in front of the Ostbahnhof. You'll need to go down into the connecting tunnel and follow the signs for "Übergang zur U-Bahn U5". You'll have to go down escalators into the U-Bahn station. The S-Bahn goes in two directions; take a train in the direction, Richtung, "Theresienwiese" (Gleis, track, 1).
