This is our first time to Munich. Please recomend a clean safe hotel near the railstation, preferably outside redlamp area that is not overly priced.
Since it's your first time to Munich you may not know that it is not necessary to stay near the train station. The city has a great subway system that connects from the main train station and makes travel within the city very very simple. Stay near the Marienplatz or Viktualienmarkt to be in the center of the old town. Try Hotel Viktualienmarkt or Hotel Blauer Bock for affordable hotels very near to Marientplatz and Viktualienmarkt.
I echo Tim in recommending the Viktualienmarkt/Marienplatz area, which are just 1 or 2 subway stops from the train station and more centrally located. We stayed at the Hotel am Viktualienmarkt and can recommend it.
I stayed at Pension Siebel about 100 feet off of the Viktulienmarkt. Clean and cheap (for Munich), if not exactly spectacular.
Most of the sites of interest to tourists in Munich sit within a relatively compact area. You may find that you don't even need to use the subway.

I always stay at This Hotel in Munich. It's located in a nice residential area, the staff are great and the breakfasts are fantastic. It's about a 15 minute walk from the main station (you might want to take a Taxi the first time until you learn the way).

I stayed at the Hotel Ludwig opposite the train station. I had a personal group of 23 family and friends. great breakfast, clean, and friendly staff. Review my review and others on advisor.com
Linda, I agree with Hotel Uhland as a recommendation. Very nice, not a bad walk from the train station, and while not cheap, reasonable. One breakfast comment, they tend to run out of things and do not replentish. Specifically, fresh fruit is at a premium and canned fruit cocktail is their idea of fruit.
Another vote for Hotel Uhland...
