Hi, We are looking for a B & B that has close access to the subway, we will not have a car. Any suggestions? Thanks for your help!

What do you mean by B & B? Most hotels in Germany (except for some big chains) provide breakfast along with your room. If you mean a "Privatzimmer", a room in a private home, in a big city like Munich, I think you will be hard pressed to find one inside the suburbs.
However, here are a few places (hotels) frequently recommended by contributors on this site.

Münchner Kindl.
Except for Münchner Kindl, all the others, I think, include breakfast with the price of the room. Münchner Kindl also provides breakfast, but at an additional cost.
