Good Value B&B in Dublin City?

Hi there,
I would like to know if anybody can recommend a b&b or guest house in Dublin City that is good value, in the city (walking distance to Trinity) and in good shape. I'm finding it difficult to make up my mind and would like to have a recommendation if possible.

Why not stay right at Trinity if you are travelling in the summer? You get breakfast included in the nightly rates. Clean, quiet, good value and historic. Easy walking distance to O'Connell Street, Grafton Street, Temple Bar, etc.

I have stayed at Glen Guesthouse (www.glenguesthouse.com) on Gardiner St. It's a couple blocks' walk from O'Connell St, and just across the bridge from Grafton St/Trinity area.

I stayed at the Grafton Guesthouse (http://www.graftonguesthouse.com) and it was fine for my purposes. It's not run by the owner so you may get impersonal service by the employees. For a true B&B experience, I'd stay outside the city.

Hi,
I stayed in 2 placed I found in Rick Steves guide. On my first visit to Dublin I stayed in Fitzwilliam Townhouse (www.fitzwilliamtownhouse.com) and then the Baggot Court (baggotcourt.com), both placed are Georgian Buildings, excellent value and have really good rooms. Both are near each other, about 6-7 minutes to Trinity College. I've being passing the word on because they are a great find, I stayed in big hotels for years and these kind of places are a welcome surprise. Enjoy Dublin, I'm just back and weather not bad at all...

I also stayed at the Townhouse, it was really great! I recommend it!
