I am looking for a reasonably priced B&B in Edinburgh, near centre of town for end of September. My husband does not walk well, so we hope to be near a bus line or tour bus stop. Thank you.
We stayed at Doris Crook. We really enjoyed it. The hosts are very nice, big room, good breakfast. It is an easy bus ride down North Bridge. Great pub on Newington near Grange.

You should get a copy of RS Great Britain Guide Book as it has some suggestions for Edinburgh. We ended up staying at their college dorm - cheap, clean, food, but a ways out of town.
Not a b&b, but breakfast has always been included in our rate... The Royal British Hotel. It is across Princes St. from Waverly Station and the HOHO buses pick up on the bridge there. Lots of regular bus stops right in front of the hotel, too.
Don't stay at the Piries Hotel!! They will nickel and dime you to death. Also, the stair railings are loose. Not good for your husband. Actually, we just found Edinburgh overhyped. The surrounding countryside and towns were much more enjoyable and quaint. Stirling castle was fantastic.

My wife and I stayed at Amar Agua a couple years back and enjoyed it very much. It was on a quiet side street, but at the end of the block (4 or 5 houses down?) was a street with several bus lines that all went straight to the city center. The hosts were wonderful, our room was great, and Edinburgh was awesome!! http://www.amaragua.co.uk/
Look at 14 Hart Street Guest House. It's about a 10 minute walk to the Royal Mile and maybe 25 minutes to the Castle.
Dittos on 14 Hart Street. This is a quaint B&B with antiques throughout. The owners are neat people that are also school teachers. My wife is also a teacher, so we had a lot in common. They go out of their way to make you right at home. The breakfast is more than enough and well prepared. If you drive a car, there is not a lot of parking, so you have to be patient. If you get this close to the Center, this is something you have to deal with. They also have wine and spirits in your room every night. It is #6 0f 417 B7B's in Edinburg according to Trip Advisor.

I would second the Amar Aqua recommendation. We stayed there in 2007 and the hosts were wonderful. My wife does not walk well so we used taxis, which were reasonably priced and took us where we wanted to go, not to a bus stop, saving many steps. It's in Dalkeith road area, an easy drive from the Royal Mile, etc.
