Have you tried to call them, being mindful of the time difference between Boston and Edinburgh?

I have had the same problems booking a room directly with B & B 's in this area in Edinburgh. I reserved through a booking service the last time we were in Edinburgh and it worked out ok. The are many guest houses in the Dalkeith Road area that seem similar. We have stayed at 2 different ones. Calling them directly would be a good thing to try also if you can get a phone #.
