Is the sea water warm enough to swim (comfortably) in around Chania at the end of April early May.

Depends on your definition of comfortably!
People swim in Crete all the year round. My partner swims happily from mid-April, and quite a lot of other people do.
At that time of year the south coast can be quite windy, and Chania, being on the north, is more sheltered and a better bet.
There are reasonable beaches about ten minutes walk west, or 30 minutes on the bus will take you to Georgopolis which is nice.
