Lodging decision in Madrid - best location for walking

Decisions, decisions, decisions!!! At this point I am between Hotel Preciados and Hotel Francisco I for mid-April? Other recommendations?

I like smaller, more intimate lodging - usually stay in B & B's. I like: responsive staff, clean, decor with local ambiance, private bath, good breakfasts with choices, location center of things, but relatively quiet at night. I walk everywhere I can - out and 8-10 hours a day - the journey is as important as the arrival.

These are where I am staying along the way. I think they fit perfectly with my criteria.
Lisbon: casa doBarao
Porto: Guest House Douro
Barcelona: Ca La Maria

Haven't stay at either hotel, but if the hotel Francisco I is the one on Calle Arenal, then it is the most centrally located. If it's the one on calle doctor Velasco then that's a good location for the Prado and Retiring park. From there it's about a 20 minute walk to the Plaza Mayor.
