Edinburgh self catering late July early Aug

We have 5 people (2 adults, 3 tween/teens) and looking for 2 weeks lodging in Edinburgh. It's before most of the festivals begin but we are still having trouble finding something. Specific recommendations would be most welcome! Where have you stayed and loved?!

Really depends on your budget. Last time I stayed a bit outside the main city (had rented a car) at Norton House Hotel and Spa. It was really lovely but a bit on the pricey side. This time around I'm trying the Beverly, which is much closer to the main areas of the city. I think things start really getting booked up about 3 months in advance, so nows the time to find something if possible.

Last August we stayed at the Kingsway Guest House (www.edinburgh-guesthouse.com) and really loved it. There were 4 of us (my husband, me and two teenage boys) and our room had two queen beds and a single bed. Depending on how much space you need for suitcases (and sanity), its very feasible to fit everyone into one room. In Rick's Scotland book, he lists many B&Bs (like the Kingsway) which have "family" rooms. Another option for plenty of room is renting an apartment though Airbnb (which we did in Italy and France). I don't know if Edinburgh's inventory is on the low side due to it being an university town, but I couldn't find anything that suited our needs. We loved having breakfast cooked for us every day and the innkeepers at Kingsway made our visit to Edinburgh.

Although the Fringe doesn't start till 3rd/4th, a lot of acts will be booking accommodation from 1st - which might explain why you're having trouble. They need to get there early to plaster the city with posters!
