I will be traveling to Edinburgh in July and have looked at several hotels near the center however none of them seem to have rooms that will accommodate 3 people. I will be with my husband and young teen so I don't want to separate us. Any advice would be appreciated. Thank you.
I stayed here last July. They had a nice room with one double and 2 twin beds. Conveniently located, included breakfast at the restaurant downstairs, extremely helpful hosts - Loved it.

Are you using the term family room when researching accommodations?
Hi, trescas,
To add to Claudia's post, most of the Premier Inns have a double bed plus a sofa bed which can be opened out. These are their "family rooms." We did that a few (well actually, more than a few!) years ago on holidays when our son was 10, 12, and 14. It worked out fine. Obviously, he got the sofa bed!
Premier Inns tend to be considerably cheaper if you reserve far in advance. The closer you get to your travel date, the more costly it will be. They have non-refundable rates (cheapest), then two other tiers of rates, the most expensive of which is refundable up until the day of arrival.
We have been staying in Premier Inns since 1994, and have never had a bad experience. Travelodge, however, is a horse of a different colour. To give them credit, however, we've only had two really bad rooms.
Best of luck, and have a happy holiday season!

Ask for a triple. In Europe you generally pay per person and not per room as is common in the US.
Check the Linton Collection. These are apartments with no front desk but staff is available through email or phone if there are problems. I found it a comfortable and convenient place to stay. I think they had at least one that was larger than just one bed.
I stayed at the Princess Street Suites last May. I stayed in the smallest room - with a full kitchen, washing machine, living area, eating area and one bed. The sofa probably could have been made into a bed. This would be a good place for a family who would want to make some of their own meals and would be staying in Edinburgh for a while.
Premier inn York Place. The second bed is a day bed vs, fold out sofa bed and quite comfortable.
Thank you everyone! I will follow up with your leads!
We went with our 2 kids and stayed at the Castleview B&B. A warning though, the family room was on the top floor up several flights of stairs. But hey, good exercise!
