Accommodations in Edinburgh

My sister and I are planning to visit Edinburgh in August 2016. We would like to stay within walking distance of Waverly Station, or at least near the Royal Mile. Already hotels and other venues are filling up. We would prefer to find something that is 250 USD or less. Any suggestions?

I'm not sure if the Hedges bed and breakfast is close enough for you two, but you might take a look -- It's about a mile from Waverley Station or the Royal Mile. I'll be staying there in May. It is certainly well within your price range and they have a twin room.

I stayed at The Walton and it's an easy walk from Waverley. It was a quick stay, but my room was great and they had a to go breakfast as I was headed early to the airport.

We stayed at and can recommend the Ardenlee Guest House in New Town, walking distance to the train station and Royal Mile.
Rate includes a Scottish breakfast

January - March : £30 - £40 per person (excluding New Year & rugby
internationals) April - June : £40 - £50 per person July - August: £50
- £60 per person September - December : £30 - £40 per person (excluding New Year & rugby internationals)

New Town is pretty gentile and good for sleeping. It is down hill from Prince Street but only about a km to the Royal Mile. Interesting that "New Town" in Edinburgh is older than most North American communities, built between 1767 and 1850.

Just as an FYI, The Fringe Festival will run in Edinburgh this year from August 5 to August 29 which will impact both the prices and availability of all lodging in town. Fraser Suites, which we have used and love and meets all your criteria (100 feet off the Royal at St Giles), is offering a special right now for 214 pounds per night for a double.

Please let me add my recommendation for Fraser Suites. It's right on the Royal Mile, within walking distance of the Waverley Station, and the rooms are very comfortable. We've stayed there many times (most recently last September) and have never been disappointed.
