It sounds like you'll hit the city during the Fringe Festival when demand and rates skyrocket. I doubt that you'll find August vacancies in favorite places people suggest. I recommend using websites like booking.com to see what is available in your price range, grabbing something refundable (if that is even an option at this point), than asking for advice here. I've had good luck using the booking.com reviews for screening options.

Edited to add: I've checked online, and the Fringe Festival ends on August 26 this year, so perhaps it won't affect availability and price of accommodations during your travel period, depending on your exact dates.

We enjoyed A-Haven guesthouse which is really a B&B. It’s not downtown, but right on the bus line. There is a bus stop right on the corner by it. Convenient to downtown.
