Lisbon area with kids

My family is going to Lisbon for spring break in April 2025. I have 2 questions:
1. Where is the best area to stay in Lisbon to access all the good food, hotels with views, etc.

2. We love the beach and my children surf. Should we spend a few days in the beach town? If so, which one and their accommodations you recommend?

Popular areas in Lisbon are Chiado, Baixa, Príncipe Real and possibly Alfama. Alfama is the least connected by public transport, but has great views from a few places.

The week before and after Easter are very crowded and hotels increase their prices. I would look and reserve now.

Regarding surfing - the water will be extremely cold at that time of the year. Wet suits are worn by everyone I see surfing then. Carcavelos and outside of Cascais (Guincho beach) are very close to Lisbon and on the commuter train line. Further from Lisbon, Ericeira and Peniche are popular surfing spots.

Cascais would be a good choice for a base. Depending on the weather, there is surfing along the coast there between Carcavelos and Cascais. Guincho is a famous surfing beach 6 km west of central Cascais. It is easy to travel between Cascais and Sintra, and from Cascais to Belem and central Lisbon.
