Hotel recommendations request : Porto and Lisbon

Friends :
Requesting feedback for hotels in Porto and Lisbon. Looking for central (walkable) location, close to public transportation. We are three adults (me, my wife and daughter) - so looking for 3 beds. Having good breakfast is a must for us.

For Porto (need for 4 nights, Oct 2-6) - I see Vinnci Porto is available .. If you have stayed here recently, please share feedback.
For Lisbon (for 6 nights, Oct 6-12), requesting your feedback.

I stayed at Be Poet Baixa Hotel in Lisbon. Great location.

I think that I remember a very good breakfast.

Would recommend and would stay there again.

Just checked -- it is not available for our dates. Also, it appears they do not have triple rooms (3 beds)

check booking.com for research. They can be a good source for research and you do not have to book through them

Later in the fall, I will be staying in My Story Hotel Ouro in Lisbon. We are staying in what they call "Family Room - Communicating Room.”

This room is composed of two bedrooms connected through a door. Ideal for families or numerous groups. Both rooms have air conditioning, soundproofing and minibar. Premium RITUALS amenities available in Bathroom. Rooms are approximately 12 square meters each.

We stayed one night in Vila Nova de Gaia at the Porto River Soul Hotel at the beginning of July. Mostly because our river cruise departed from there. Hotel is newer and overall was good. Breakfast was good as well. My complaint was the AC not working properly because of the demand overload on the system (it was upper 90's when we were there). Finally stayed on after 11 pm, so we could sleep relatively cool. Not going to be a problem in October though!

I mention this hotel because I think that side of the river can be cheaper. The walk to the Ribera neighborhood on the other side was 5-10 minutes across the bridge, so not an issue at all. Quieter there too. And if you like port (or want to explore port) all the port houses are on that side of the river.
