We really liked the Ribiera district and stayed at The House Ribiera on Rua Infante Dom Henrique, It was newly opened last June when we stayed there. The location was a short walk to the riverfront where there are lots of bars, restaurants, riverboat tours and to the bridge across the Douro river to Vila Nova de Gaia where the Port tasting houses are located. The HOHO bus stop was a short walk down the street. Our room was small, no view but perfectly appointed. with comfortable bed, modern bathroom, high quality toiletries, hair dryer etc. There are street front rooms but weren't available during our stay. The staff were some of the most helpful we've ever encountered. The breakfast buffet was generous although not included. If we are fortunate enough to return to Porto we would choose the same area and hotel again.

Late May I am spending 4 nights at Oporto Local Studios, rave reviews and great location. This building has nice apartments, so not a B & B, and I have not yet stayed, so cannot share personal experience. I booked on Booking.com.

mar,

You might also have a look at Hotel da Bolsa which is "sort of" a B&B as they also provide a very substantial breakfast. It's in a fantastic location, the room was very comfortable and the staff were wonderful.

It's an easy walk from the hotel to the river, close to restaurants both uphill & downhill from the hotel, an office for buying tour bus tickets is right across the street and there's a small laundromat within easy walking distance.

We just stayed at Mercador Guesthouse and were thrilled with it. Wonderful staff and breakfast.
It is higher up, but we had a 5 minute walk to several great restaurants. It was about 10 minute walk to Clerigos Tower. The other place near there we enjoyed was the Crystal Gardens
