We will be in Rome in September and I know this is a subjective question but any opinions on which part of Rome is best to stay in (4 nights) .. I'm usually pretty decisive with this kind of thing but can't what to do! We usually like somewhere that is perhaps not quite in the thick of things (a little off the beaten path), the area around the train station has been suggested a few times .. thanks very kindly for any input!! :)
We enjoyed staying at the San Jouan guesthouse once. It’s in an intesting neighborhood. It’s close to a metro line, but we walked there from the train station.
We stayed at the Hotel Regno on the Via del Corso. It is very centrally located between the Pantheon and Spanish Steps. We walked to the Borghese, Victor Emmanuel Monument, Colosseum, took the bus on the same block to the Vatican but walked back, walked to Piazza Navarro. We really could walk every where and the bus on the block took us when we were tired.
I suggest the Monti neighborhood, I stayed at 95 Rooms in Rome in late October 2016. Walkable from the train station, longish walk to the Coliseum, Trevi Fountain, Spanish Steps. Not far from Via Nazionale where many buses run. It definitely has the feel of an authentic urban neighborhood, not overrun with tourists.

We've stayed at the outstanding B&B Armonio Al Opera many times in the Esquilino section on Via Viminale across the street from the Roma Opera House. The rooms are extremely clean, spacious, and the owner Paolo is most helpful. He also speaks English fluent English as his mother is from England.
You can reach the Metro at Piazza Repubblica in less than five minutes on Via Nazionale and Stazione Termini is less than a ten minute walk. The neighborhood and very quiet and safe. The Ristonrante Al Amatriciana is located downstairs and it's one of our favorite restaurants in Roma.

Congrats on your upcoming trip to Rome, Joanne! I've visited Rome 3 times, and each time, I picked lodging that was centrally located to the majority of things I planned to see and do. First trip I stayed at an apartment rental in Monti because I was visiting a lot of the ancient Roman sites (Colosseum, Forum, train to Ostia Antica, etc.). On subsequent trips, I stayed closed to the Pantheon because most activities were in or close to the Centro Storico area of Rome. For last month's last night in Rome, I stayed at a hotel close to Termini because I wanted to visit some of the museums and churches over in the Esquiline area. Unfortunately, that hotel was my least favorite experience. Nothing bad happened, but I'm not inclined to stay in that area again.
If you're looking at Centro Storico hotels, I highly recommend Albergo Santa Chiara. The staff are all wonderful to work with, they work hard to honor your request for a quiet room, and the breakfast is very good. It's a bit more $ than other places, but I budget accordingly knowing the repeat happy and safe experience I've had there.

I'm not a fan of trading location for (a lower) price. The money saved is usually spent in transportation back to where you are sightseeing and the frustration of being on buses/subways instead of exploring. One of the wonderful things about Italy's older cities is that you can be in the center of things but on a quiet alley with little traffic or noise.
My one stay (but not my last) in Rome was in an apartment just off Piazza Navona but down a quiet alley. Very little city noise but we had the pleasure of walking through Piazza Navona multiple times a day. We were also very well situated for walking, taxi and bus to just about anything in Rome.
Don't know what your budget is, but here is a place you should check out. We have stayed at Hotel Fontanella Borghese many times and have always been pleased. While it is not "luxury", it is very nice and the location is great. The staff is very friendly and helpful. You can walk to Spanish Steps, Pantheon, Nuvona, even Vatican city. They also have a sister hotel closer to the Pantheon called Hotel Due Torri. We always send an email directly with our request for a booking and we get an answer back in 24 hours or less. Ask for a room overlooking the courtyard as rooms overlooking the side street can get noisy. The web site is www.fontanellaborghese.com. Check it out and see what you think.

Hotel Alimandi( AKA Hotel Museo) on Via Tunisi is a nice smaller hotel just steps away from the Vatican Museum. An excellent breakfast with a view of St Peter's dome. Lots of cute restaurants and shops near by. Also not far from the Cippro subway station and walking distance to all of the Vatican City sights. We have stayed there 4 times since 2002.
The other place we have stayed is within walking distance of the main train station, near Santa Maria Maggiore. It is the St. Elisabetta convent-great price and nice basic rooms, good breakfast, roof top relaxing area, byob.
We stayed at the Hotel Navona, one block away from Piazza Navona and loved it. Loved the location. Close to everything. Great breakfast, nice clean rooms, elevator. Worth a look.

We had a great stay at Hotel Rafaello during our time in Rome. Lovely staff, great room, immaculately clean and good breakfast. Close to the metro and Termini, numerous restaurants nearby. http://www.hotelraffaello.it/en/
A year or so ago, I stood at the Hotel Seiler (Via Firenze 48 Rome). It is centrally located, quite reasonable, provides breakfast and is near the Via Nationale (a major thoroughfare), the bus terminal and a number of churches, small and interesting shops, a Carrefour Express, etc. I was able to walk to the Colosseum.
NOTE: The rooms are quite small (I do not travel to sit in a room watching television) but impeccably clean and quiet. Additionally - as many hotels in Europe, one has to climb up (with baggage) a flight of steps to check-in, etc. In this case, you have to climb up the stairs, climb down them again, cross a small courtyard and then climb another set of stairs to get to the elevator bank (good practice if you are going to Venice). But, the magnificent location, the price (breakfast is included in many cases) and the helpful staff at the desk (they will help you plan day trips) is well worth the bit of climbing.
I'll cast another vote for Hotel Regno. It is in a great location - just minutes from the Trevi fountain, Spanish Steps and Parthanon. We stayed there in 2016 and will return in May. We mainly just use our hotel room as a place to sleep as we are out sightseeing most of the day. Having a room in a central location makes a big difference.

Also in the Quirinale, and close to some others mentioned, Hotel Domus Romana. We liked that one for walkability from Termini and most attractions, protected inner courtyard, decent breakfast, generous room size (for Italy), cleanliness, small market right across the street, etc.
I would definitely stay in Trastavere neighborhood.
In 2012 we stayed at hotel Smeraldo at the Campo di Fiori. It was a nice location. In 2010 we stayed at Hotel Aventino. We enjoyed that hotel, but it was just a little further out than we would have liked. It was very nice and in a quiet neighborhood.
I stayed at Parco dei Principi. For me it was a great hotel. Very close to Borghesi gardens, this might be an interesting option....
