Hello, looking for a suggestion for a hotel in Venice, for three nights in November. Would like to stay around $200 per night with breakfast included. We would be two adults and two teens, Also, could use some location advise.Thanks in advance.

Venice is very, very expensive (though traveling in November should help with that) and quad rooms are not common, so you might want to begin now, researching on a website like booking.com that allows you to filter by important features. When you've found some likely-looking places, come back here for advice about the locations. On booking.com you can select "Venice City Center" as the location, which will eliminate places on the mainland in Mestre, etc.
If you don't use the "Property Type" filter, some of the places you turn up will be apartments, or hotels with two double (or twin) rooms available, rather than actual quad rooms.
One thing to be aware of is that it's pretty common for small hotels in Venice not to have elevators/lifts. Unfortunately, this is not something you can filter on when researching hotels on booking.com; you must click on each individual lodging and look under "Facilities" to see whether an elevator/lift is mentioned. If one is present but still leaves you with stairs to climb (rather common), it will often be mentioned in reviews. It goes without saying that you should read the reviews.
If you give us the specific ages of your children, others here can probably tell you whether they will be considered adults from the standpoint of hotel-booking and hotel rates. I
They are 15 and 16 so I would think they would be counted as adults.
Debbie, thank you. The apartment looks lovely and they already responded that it's available. Do you recall it being close to any bakery or store? I really wanted something with breakfast included to keep costs down, but do like the idea of spreading out and having my son and nephew in the second bedroom.
The Rosa Salva Pasticceria is between the apartment and San Marco. In addition, most if not all Italian bars (which open early in the morning for those wanting coffee) sell cornettos or similar croissant-like bready things. A bakery will have a better selection. You'll be fine if you're not looking for a sit-down American-style (egg-based) full breakfast. If you want that (definitely not the way Italians start their day), you'll need to do some research, though it's quite possible the apartment owner/manager will that information at his fingertips.
I haven't been to Venice recently, but you normally come across lots of little produce shops as you wander around Italian cities (plus of course there's the Rialto Market), so you can pick up fruit easily, and cheeses will also be readily available. Keep those on hand and send someone out each morning for fresh baked goods.
I don't think there's a mini-supermarket in the immediate vicinity of the apartment, but the La Serenissima doesn't seem to far away.
On both maps, the (unmarked) apartment is above the Rio Terra de la Colonne, near where the canals meet.

The apartment I mentioned (on Calle Gregolina) is near many places that sell morning pastries and a less than 10 minute walk from the “Supermercato Punto” where we purchased food to prepare.
Also, the owner can separate the beds in one of the rooms in two twins. It really is a perfect place!

Campo San Luca is also very close to the recommended apartment above. Marchini Time pasticceria and Colussi are both great bakeries.
Pensione Guerrato is in the Rialto! Lots of good eats.
We have rented the above apartment from Kim for three months a few years ago and have been renting from Pensione Guerrato for several years now. Both highly recommended!
JustTravel...thank you! I didn't realize this was a different person than the original person the recommended the apartment. When you rented from Hotel Guerrrato, were you in the Quad Room or the Apartment? Do you get breakfast included with the apartment?

As information, the Pensione Gueratto has 3 or 4 apartments located relatively near the actual hotel. For information on size and types of amenities I suggest sending them an e-mail or perhaps calling them. They usually respond within a few hours.

We really enjoyed Pensione Gueratto, though I can't speak to the quad room or apartments. Our room was lovely and the breakfast included with the hotel was fantastic.

BJMOM, We stay in one of the apartments, the one in the Rialto. Breakfast is not included with our rental, which we prefer since we are there for a few weeks. However, the apartment is fully equipped to prepare meals.
I am so torn on the apartment vs Pension Gueratto. We stayed in an apartment in Rome and loved being able to stretch out. Now that we will have my nephew with us as well, it makes sense to have the two bedrooms and two bathrooms. However, I do like the idea of having breakfast available and already paid for. I know, tough problems to have LOL
We stayed in the quad room at Pension Gueratto with our two teen daughters. Queen bed for myself and hubbie, twins for the girls. Nice big shower. Plenty of room and good included breakfast. It is near MANY eating places including a morning market.
The Pensione Guerrato is a wonderful friendly and affordable place...inclusive of bfast. They also have apartments for rent. If bfast is not included with the apartment you could always ask/negotiate the breakfast. But honestly - with an apartment you'll want to visit the local supermarket and stock up on items for your refrigerator - you can also purchase bfast products. Grocery Store shopping is very very reasonable so I don't think you need to be so worried about having bfast inclusive to save money.
We also stayed in the Pensione Guerrato (top floor quad room) with two daughters (like Kaye), only one of our daughters was pre-teen, and she said sleeping on her bed felt like sleeping on match sticks (straw?). And, while there was lots of space to stretch out, the neighboring room was noisy (not really noisy people, just not any sound absorption or white noise). But, the breakfast was good, and the location was tops, especially when we had a hard time finding open WCs (water closets) while we were out for the day or night.
