Umbria region of Italy

Looking for suggestions as to where to stay in the Umbria region during the month of September.
Any recommendations as to accommodations would be appreciated. My wife and I like to stay in a villa or a b&b.
What sightseeing recommendations would you suggest?
Oh, yes, we would have a car.

You might want to look outside the city of Orvieto. It's a 70 minute train north of Rome Termini, and a very popular hilltown.
There are B&B's in the countryside outside of the city. Many pickup Hertz rental cars across the street from their train station.
A number of other cities are relatively close by, and a large lake to the west. The city of Civita de Bagnoregia is a place like you will never see again:

Do you plan to have a car or will you be traveling via public transportation?

How long is your trip?

I spent a couple of weeks in Umbria last September/ October.

I stayed in Orvieto, Assisi, Montefalco and Trevi. While in Assisi, I took a day trip to Spello. When in Montefalco I took a day trip to Bevagna.
I also decided to visit Spoleto from Trevi.

My favorite places were Orvieto, Assisi and Spello.

If I’d had a car, I would have visited Gubbio and Deruta.

In Orvieto I stayed at Hotel Virgilio right across from the amazing cathedral.

In Assisi, I stayed at Hotel Pallotta, a small family owned hotel with a feel of a B&B.

Umbria is beautiful, enjoy!

I have no accommodation suggestion other than advise to stay in or near Assisi, due to logistical reasons. From there you are central to most of Umbria via freeways.
Go to www.booking.com for accommodations, and for converted farm villas or farmhouses:

We have a couple of agriturismi as neighbors. Look for Castagna Alta or Ca'Mazzetto. They're both near Assisi and Valfabbrica, only a few kilometers from the Perugia-Assisi highway, which feeds into the Umbrian highway system.

The Hotel Fortuna in Perugia is outstanding. We've stayed there twice and enjoyed each experience. It's located about 50 meters from the two connected main piazzas.

Gubbio is one of my favorite places to explore. It is about 40 minutes from Perugia and very easy to find parking. It's a medieval town and it is a very interesting place. They even have a shoemaker university, Universita di Calzolaio.

They have the most unique Funviar Colle Eletto (funicular) that takes you to the top of Mount Ingino. The funicular cars are small round carts that you must hop on as it passes and can hold two people. At the top of the mountain is the Basilica of St. Ubaldo. St. Ubaldo is enshrined in a glass coffin. The funicular is very, very cool.

There is also a bar at the top of the hill where you can have an espresso and enjoy the views.

Gubbio is also a center for the manufacturing of ceramics.

We were in Montefalco in October and spent a great fall day wandering around the ruins of Carsulae. This was our first trip to Italy and the only ruins we've seen so I can't provide a comparison, but we found it fascinating. It's northeast of Terni.

We also spent an afternoon in Rasiglia, a pretty little town that has harnessed mountain streams to create beautiful pools and watercourses. It's a little remote and the winding roads made it a bit of a challenge getting there but it was worth it.

Spoleto was my home base for a week in a VRBO rental apartment in july 2015. Using public transportation I look day trips to Gubbio, Spello and Assisi quite easily. Assisi was my favourite. If you arrive by 9 am you will get there before the tour busses. Week days tend to be less crowded than weekends. Spoleto is worth a visit. I would like to go back to explore more of Umbria.

I recommend this family owned agritourismo with views of Civita de Bagnoregio.
This location is perfect for exploring the area. It's not far from Orvietto.

We rented a friend’s home in Spello for two weeks. It is such a beautiful town filled with flowers; there are lots of dining choices. We did easy day trips by car to Perugia, Assisi, Monte de Lago( on Lake Trasimrno), Montefalco, and Bevagna. Lots of rides through vineyards. I recommend all of these day trips. Umbria is less crowded than Tuscany, and a beautiful place.
