Tuscany and Umbria urgent

Please Im leaving 7 may to Italy.
18may I will have a car t visit Tuscany and Umbria.so I need advise which region stay I will have in total 12 days between both region
Like to enjoy san giminiano and don't want to rush
Please give me which are the best region to saty so I can visit diferent towns and city(exclude Pisa)

and then drop of Sorrento please advise from umbria to Sorrento places to visit and stay

ohh something else, where I need to rent acar in Florence Im not sure ZTL, so can you advise where to rent outside Florence or in Florence

We have rented a car from the Florence airport and then stayed in some beautiful places outside of Florence. We did not pick up the car until we were leaving Florence.

You probably have 10-11 nights in Italy. And you "don't want to rush." I suggest you decide on no more than 4 places to visit including the Cinque Terre and Sorrento. CT, Florence, San Gimignano, Sorrento.
For a 12 day trip I suggest you skip Sorrento because it is far south of the other towns. Maybe visit Venice or Tuscany towns instead. Get a good road map if you are driving.

Rent the car at the airport in Florence.

Both Tuscany and Umbria are great places.

Tuscany consider Siena, San Gimi, Lucca, Vinci, Florence, Cortona
Umbria you have lots of places, Assisi, Perugia, Todi, Orvieto, Montefalco, Spoleto

Most of these locations you can visit from one home base. Pick a place and stay there for a few days. San Gimi is probably the most remote so Cortona or Siena are pretty central. As are any of the Umbrian towns.

I preferred Volterra to San Gimignano, though it is certainly worth driving to S.G. for a visit and to see all of the towers from the next ridges. I stayed at Hotel La Foresteria, a mile outside the Volterra walls and easily walkable. It would be tough to stay inside one of the old walled cities with a car - would probably have to park at one of the public lots ringing them.
