I am going to Chiusi in the morning and not sure if i should book online now. It seems like if i book online i need to print tickets, which might be difficult to do in the morning.
Should i book anyway and would there be a place near termini to print before 9am?
I am staying at a hotel 1 min away from termini to the south side.
I don't know why it seems so, but You don't need to print tickets if conductors can scan the bar code from a display.
You don't need to buy in advance: there are no reserved seats on regionale trains, hence they can't sell out. Intercity trains could sell out in August and before/after a long week end, for sure not in October.
Are talking Wednesday, October 18? There is a Regionale Veloce at 9 am costing only 9.95 EUR. You can buy it out of a machine, or at a Tabac. Be sure to validate it before boarding. Since it is unreserved, get to the platform 10 or 15 minutes before departure and you will have your pick of seats.
There is no reason to buy ahead. There are some fast trains that stop in Chiusi, but given the cost and infrequent schedule of those, just using the regional trains works as well as anything. For regional trains you cannot buy that far ahead, they are cheap, so just wait until you choose to depart.

If you decide to book online (with your smartphone), on the Trenitalia website, you'll receive an email with your ticket in PDF form which you can show to the conductor when he/she comes around to check tickets.
I also used to take a screen shot of the ticket for easy access. You don't need to validate Regionale tickets booked online.
Your other choice (as the others have mentioned) is to buy your tickets at the ticket office (there may be a line) or at one of the automated ticket kiosks at the station.
Don't forget to validate (date/ time stamp) Regionale tickets (purchased at the train station) by inserting your ticket in the green and white validating machines prior to boarding the train
