My wife and I stayed at Downtown Accomodations. About a 15 minute walk from the train station, near the Forum. A no frills place but a nice staff and secure entry. We walked to a lot of sites. Even the Vatican. But that is a hike. Check out comments on Tripadvisor.
We stayed at a lovely B and B called Sappore di Casa in the Balduina section of Rome. Not it the touristy area but easy connections via bus and metro to the tourist areas. Nice super clean room charming hosts GREAT airconditioning and 70 euros a night for a double room with breakfast. There were a lot of nice local bars and cafes in the neighborhood and Max handled getting us to the airport for a very reasonable price.

Deko Rome hotel. Stayed there two weeks ago, based on its number one ranking on trip advisor. Extremely reasonable. New boutique hotel, with spanking new facilities. Two blocks off Via Veneto and two blocks from Villa Borghese. In an upper floor of an apartment building, so signage is nil. When you book you get instructions for arrival.
