We are in our late 60's visiting Rome for the first time this July. We are looking for a place to stay. Our priorities are: $225 or less/night Clean, air cond., breakfast available, in room bath Near transportation - Metro, bus Friendly, well informed, helpful staff We have 3 days and would like to see: Vatican City sites, Collosseum, Forum, Pantheon, TreviFountain, Spanish Steps There are so many choices for lodging. The more I search, the more confused I become!

I stayed at Hotel Modigliani but in low season. I don't know if the rates in July match your budget. Breakfast was very good, staff were all you ask for. It's a 5-minute walk to the Trevi, longer to the Spanish Steps (uphill) and maybe 5-minute walk to the metro. There are also major bus lines. The rooms are small, but clean and modern, and really you won't be in them much at all.
We like the Termini areas which meets most of your requirements. Our hotel of preference is Sonya across from the Opera House but Aberdeen a couple of blocks further from Termini is equally nice. Wife thinks the lattes at Sonya are better than Aberdeen. You are on the edge of the main tourist sites so the walk is a little further but we enjoy it. At 70 we need to keep walking, and walking, and walking.
Check out Baldassini B & B on the Piazza Navona. In room bath, breakfast in room when you want it, close to everything (except the train station or airport!).
I agree with Frank. I've stayed at Hotel Aberdeen 3 times in the past few years and always found them to be very helpful and friendly. The hotel is about a block from the main street and across from the Defense Ministry so is very quiet at night and VERY safe. The bus and metro are easily accessible. When you say in room bath, is shower ok?

My husband & I are going to Rome the end of May and are staying at the Smeraldo Hotel (website www.smeraldoroma.com) which is very close to the Campo di Fiori. I stayed there 2 years ago and liked it alot. It is quite close to all the sights you mentioned except the Vatican is a little farther. We are both over 60 and I felt comfortable there. It is reasonable - we are paying 160 E - the most expensive of our trip but it is on a quiet street, has a roof top terrace and all the amenities you asked for including good breakfast. Several times in years past I have stayed VERY near the Vatican Museum at the Alimandi-Tunisi (www.alamanditunisi.com) There are 2 Alamandi Hotels within 1 block - this one is cheaper and it is very nice with a very helpful staff and breakfast on a rooftop terrace with canopy. They used to have a shuttle to and from the airport - not free tho. Both are in Rick's book. Make reservation NOW and be prepared for the heat Have a great time - just mind the pickpockets!
