Rome Mid-range hotel with a view of street life

My spouse, who has mild dementia and bad-ish knees, are going on a cruise in Oct. and staying Friday -Monday AM and taking a train? to Civitavecchia on Monday. We fly in on Friday night at 7 PM from California.
We took our first trip last fall and visited Venice prior to a 7 day Greek Island cruise and stayed on the Grand Canal. Pretty pricey, but we loved being there.
After doing tours, riding the water buses and dining in small restaurants, he loved sitting in the hotel window, looking down on the crowds , and drinking a cup of coffee in the morning seeing the city wake up.
So, any advice on hotels or areas that have this magic, but also convenient to public transport to airport and Civittavecchi?
I know this has a lot of check boxes, and have purchased and used RS guides for many areas, but getting into more special needs travel.

Navona Gallery and Gardens in via di Governo just off Piazza Navona. Great little bustling walking street, super access.

I haven't stayed there but I've seen mention on this forum of Albergo del Senato (3 star hotel), right on the Piazza Rotunda, and some of whose rooms look out onto that piazza of the Pantheon. There is a live webcam online somewhere that shows you the lively scene in that piazza, which often includes street musicians. Should be a lovely sight for your spouse to enjoy. A taxi from there to Termini Train station is about 10 euros. Flat rate taxi to FCO airport is either 45 or 50 euros (I forgot which).

Skyline webcams has many live webcams in Rome as well as elsewhere in Italy and around the world. There is one near the Pantheon if OP wants to get an idea of that area. Skyline also has webcams at other major sites such as Piazza Navona mentioned in a post above. In response to OP’s search, Piazza Barberini has a wonderful Bernini fountain so sees a good amount of activity. There is a hotel or two with window views of the piazza, however, I’ve not stayed there, so no idea what they are like. Piazza Barberini also has a Skyline webcam (one of my favorites) and I often see tables outside the hotel with views of the piazza.

Albergo Del Senato is an excellent choice but it’s pretty costly for a room with a view of the Pantheon/Piazza Della Rotonda. A less expensive option with the same views is Hotel Abruzzi. We stayed there a few years ago and enjoyed it. The room was clean, modern and comfortable. If you’d prefer views of Piazza Navona, I also recommend Navona 49. We stayed there as well and loved it. The views are incredible and the rooms are immaculate, modern and quiet with the windows closed. By the way, all 3 hotels are equipped with elevators if that helps.
