Rome in February

We're considering a quick trip to Rome (4-5 days) in Feburary. I've been there several times, my partner and kids have not, and I don't feel like I have a good sense of where is the best place to be based for a trip where we wil be aiming to see a few of the key sights, but not planning to overdo it and we like staying just outside main tourist zones, where we can have quiet at night, walk to some sights, take public transit to others, and feel like we are in a real neighborhood where people actually live, shop, dine out, etc.

I had thought Trastavere but I'm not really seeing much in that area for some reason.

Any suggestions for areas in the city, or specific accommodations, would be much appreciated.

In Trastevere take a look at this hotel.
I like to stay here and in February you shouldn't have too many problems finding vacancies.
If you prefer apartments try VRBO or AirBnB.

We've stayed in various neighborhoods in Rome and like Testaccio the best, so we've stayed there three times in different apartments near Volpetti's and the Testaccio market (northeast of the Piramide metro station and near bus lines and the train that goes to Ostia Antica, plus it's walking distance to several sites, parks, and the non-Catholic cemetery). Another bonus is that you can take the train from the airport to Roma Ostiense in 31 minutes without going through Termini at all.

We've also stayed once just south of the metro and the two train stations (the three are connected) and not liked this area as much, but it is certainly interesting and has the Montemartini museum (ancient sculptures in a cool old factory).

Roberto knows about Italy. I agree about Trastevere is great to stay in as it probably has the city's best restaurant scene. But I also like the Pantheon area because it too has good restaurants and it's a little closer to many sites (within walking distance.)

I tell anyone going to Rome to learn how to navigate the bus system. It's the easiest and fastest way to get all over town--without walking yourself to death.

We stayed in the Prati neighbourhood for 2 weeks 4 years ago and will be there again in 2 weeks. Lots of great restaurants, an easy walk or bus trip to the high profile sights, and more of a ‘regular’ neighbourhood where locals live and work.

I’ve stayed right near Pantheon and also last trip in Monti. I prefer Monti we were 10 minute walk to colosseum and in a very local area. We had shops and restaurants nearby and everyone was so friendly and absolutely no crowds. Loved it
