Rome Hotels: Please confirm which of these two you feel is best

Greetings:

I am contemplating two hotels in Rome for our party of 3 and welcome your input on which may be in the better location (and if you know of the hotels directly, your feedback on them is welcome too). They are as follows:

Hotel Modigliani: Via della Purificazione, 42, 00187

Campo de' Fiori: Via del Biscione 6 - 00186

Concerning location only, the Hotel Modigliani environs will be slightly less hustle-bustle, but I think it will also be a slight climb to get back there at the end of the day. The other one is right in the thick of things.
Based just on that, if you're good walkers and want a chance for some brief quiet downtime, then the former,
if you prefer the action right outside your door, then the latter.

Campo de' Fiori is rated 4 stars to Modigliani's 3 stars, as well as being much higher ranked on TripAdvisor.
This alone should mean that overall Campo de' Fiori is the better hotel.
The only concern may be noise as raised above, and you may like to read individual reviews to see if this is an issue. Personally I find the location of Campo de' Fiori perfect - mid way on a straight line between the Colosseum and St Peters. It's also handy to Trastevere, whilst Modigliano is handy to Termini.
