Rome hotel recommendation for 2 adults and 2 teens

Hello! I have been reading the forum and watching Rick's videos and would love some input. We are planning a trip to Rome in July 2025. I know it will be very busy with the Jubilee, but this is when we're able to go! It will be 2 adults and our 2 teenagers. We have been to London and Paris, so not totally new to international travel. I am hoping to get ideas for hotels with the following criteria:

  • 10 minutes or so walk from Termini station. We will be using the Leonardo Express to get to & from the airport, and also using Termini for some side trips. Not totally opposed to other areas, but we'll each have our luggage (carry-ons only), so I am trying to err on the side of a location that is easiest for our arrival & departure days. We are comfortable using the Metro for regular site-seeing days.
  • Need to sleep 4 adults in real beds! 4 twin beds, 2 queen beds, etc. Really do not want to stick anyone on a pull out sofa.
  • We are open to one room/suite that sleeps 4, or 2 rooms that sleep 2 each.
  • The thing I am having the hardest time finding is hotel rooms with any interesting character. Everything seems to be "modern," "hip," etc. Places I have seen online so far are plain, generic hotel rooms like a Holiday Inn style. Is that because of the location I'm looking? I remember in one of Rick's videos he stayed at a remodeled monastery that was now a hotel. Maybe there is nothing like that near Termini?
  • Budget, hoping to keep it under $500 US per night total, either for a suite or 2 rooms.
  • We have been burned before by Air B&B type places cancelling reservations on us, so I prefer an actual hotel that is a business, not a single person.
  • We are all comfortable with stairs, so elevator and handicap accessibility are not an issue.

I have not used them myself, but both the Hotel Aberdeen and Sonya are often recommended in this Forum and are within a few minutes of Termini. I believe Rick uses them for some of his tours.

Booking .com is good for narrowing your choices
Use the filters for location, budget, AC, number of beds/rooms, etc
You can book there or find the hotel’s own website
You can trust the reviews as they can only be left by those who have actually stayed at the property ( as opposed to Trip Advisor for example)

Another-this is a fairly new Lu renovated place in a good location

I don’t know what sort of room configuration you’ll find with any of above but beds for 4 in one room is really not a thing in most European hotels unless you are in a chain type place-and those are usually at the edges of the center you want to be in

A fixed rate taxi from FCO is 55 euros -less expensive than the LE for 4
Just wait in line and if you need a taxi van they will get you one

Rome is best explored on foot, distances are not that great and the metro is not really all that useful

Use booking.com, put in your dates for 4 adults in one room and you will find about 10 hotels with deluxe quadruple rooms in July, 2025 within walking distance of Termini for about CAD$400 per night. I would reserve soon because some of these hotels only have one quadruple in their facility. Good luck.

There look to be several monastery stays in the area of Termini. I looked at one and it is about 250 Euro per night for the 4 bed room. Be sure to make sure that if you select one that it has air conditioning and not just fan cooling. Ypu can book thru Monasterystays.com or go ahead and book directly to save.

My wife and I love to stay in these places. No need to be Roman Catholic or any type of Christian to stay there

Thank you all for the suggestions! I think the Monastery stays might be interesting, I will look into those. I appreciate all of the info as this will be our first time in Rome.

Hi Susan!

In May we traveled to Rome and spent 3 nights near Termini at the start of our trip and 1 night at the end. There were four adults (2 parents and the ‘kids’ who are in their early 20s) in our group. We stayed at The Beehive hostel on the first leg in two private rooms and then at Roman Terrace Rome the return night. We were super happy with both options.

I booked The Beehive well in advance so we ended up spending about 600 Euros (total) for both rooms for 3 nights. It really was great as it provided the perfect opportunity for the ‘kids’ to socialize with folks (our son went to dinner one night with a big group, etc) and those of us who were less social to just hang out :). We also ended up using the kitchen one very early morning, which we hadn’t planned on but it was great to be able to make breakfast before visiting St Peter’s. 5 minute walk from Termini, felt safe at all hours, etc.

Roman Terrace is a small (4 room)? guesthouse housed inside what appears to be an apt building. It’s the opposite direction from Termini than The Beehive, but still only a 5-10 minute walk. It’s on the 2nd floor and the building had an ancient elevator but also super nice wide staircase that was easy to climb with our carryons. The neighborhood feels more ‘sketchy’ because there was WAY more graffiti, etc, but it was hopping in the evening with folks eating and socializing and really was just fine. We also booked two rooms there. There is no reception, etc so if you’re looking for support in that way this isn’t the place for you. But the terrace WAS a really nice respite from the city noise and hustle, the A/C worked well, and there were heavy shutters to block out most of the street noise in the evening. I think we spent 125 Euro for each room there (so 250 total for the one night). No kitchen, but there was coffee/tea and I think a communal microwave.

Hit me up if you have any other specific questions, but this stranger on the Internet recommends either of these for clean, comfortable, budget lodging for an adult family group.
