ROME Hotel or B&B for July

Hi we will be in Rome 4-5 days in July and need to book a hotel (mom & 18 yr old son). We want to stay somewhere between Pantheon, Trevi and Piazza Novena; preferable with quiet room and breakfast included (eggs etc.). Thx.
