Rome/Florence Lodging

I am planning a last minute (sort of) trip to Italy in March, taking my son and grandson to Rome and Florence. Flights are no problem, but needing three beds makes lodging a little more complicated than previous trips wit my wife and her mother. I looked on AirB&B and VRBO, but when you add in their 9% admin fee and the owner's 10% processing fee, it isn't practical. Does anyone out there know of a place with three bedrooms in either or both cities where I can rent directly from the owner? I'm guessing we will be in Rome for 4-5 nights and Florence for 3. Thank you.

Hotel Portoghesi in Rome (where I stayed in October 2023 in a triple room/suite) has an apartment that sleeps 4.

If you need additional suggestions, check booking.com. It lists apartments as well as hotels, and the fees may be lower than those charged for Airbnb and VRBO listings (possibly even for the same apartments). My preference is hotels rather than apartments, but I've found the reviews on booking.com quite reliable, because you can't leave a review if you haven't actually stayed at the property.
