Looking to book a small apartment or home in Perugia so we can use it as a base to visit other nearby towns by train, as we'll not have a car the week we are in that part of Italy. Any recommendations or advice on how to find a good place? I know there's airways Airbnb, but there's been issues with that, and if any way to rent from some nice, LOCAL people then, I'd prefer to give them my business. I'd just book a hotel, but will need to be able to boil water, so would need a small kitchenette at least.

We have found a number of apartments rented out by local owners in Italy on booking.com. Look for ones with a rating of 9.0 or higher and a number of reviews.

I'm just in the planning stages for summer 2025. I know we have plenty of time - just looking into what options are there, etc. so we can finalize itinerary and then book when we're ready. We want to use Perugia as a base for part of the time so we can take day trips by train to Spello, Assisi, etc., so need a rental within the city.

My personal experience with short-term rentals has been much better on Airbnb than on booking.com, but everyone has different experiences. I've found the selection of apartments and rooms to be superior on Airbnb, in particular. It can be difficult to identify small local landlords on that platform, though.
