rental homes or villas with swimming pools

Hi, Giangilberto from Milan, first, I can share my own experience: three years ago, I visited Val di Chiana with friends, six families staying in one large villa. We had a pool, and no one else ever came by during our stay, the pool was rented out along with the entire villa for private use.
That is generally how it works in Italy.
However, there are aspects to consider: if you want to rent a villa for the exclusive use of your family or a group of friends, it falls under a regulatory category managed by the individual regions.
The 2025 Pool Law, passed in July 2025, classifies pools into three types: Type 1 (public pools), Type 2 (commercial pools, such as those at hotels), and Type 3 (all others, including independent rental properties). Operators of Type 1 and Type 2 pools require an annually renewed operating license involving hygiene, engineering, and safety documentation. Private pools serving a single household are exempt.
If the villa is rented to a single household at a time with exclusive use of the pool, regulations tend to waive the burdensome requirements typical of public pools (such as the mandatory presence of a lifeguard), though compliance with water hygiene and sanitation standards is still required, owners must therefore regularly monitor chemical and bacteriological parameters.
So, it is not a question of the property's quality, but rather its classification. If you are looking for the kind of oversight found in the United States, you should opt for a holiday complex or an agriturismo(farm stay) with a shared pool, rather than a private villa.

In my singular experience, it was done by the groundskeeper who worked for the owner. I'm curious why you're curious. Are you worried your rental pool won't be clean or safe to swim in? They have pool cleaners in Italy so I'm not sure why it would be any different.

I have a friend who owns several agriturismi in Tuscany. He has the pools chemically checked and, if necessary, superficially cleaned (like removal of foliage etc.) daily. That means that the pool service person accesses the pool in the property also when occupied by guests. I think that the daily check is mandatory, so if the landlord is compliant with the law, there will be a maintenance guy coming over every morning. They usually have access independently from your presence, so they won't disturb you even if you are asleep.
