Recommend home base for 5 nights in Tuscany/Umbria??

We're doing the slow travel thing on this trip to Italy and have alotted 5 nights for time in Tuscany/Umbria. We'll be renting a car (probably in Chiusi - that worked great another trip). Timing in this location: last week of September. I'm seeking recommendations for a home base for exploring Tuscany and Umbria. prefer: > self-catering apartment (w/ easy, free parking), OR > rural agriturismo/b&b that'll let us keep a few things in a fridge so we don't have to drive somewhere for dinner if it's late, OR
> apartment or B&B (w/ fridge access) in small town w/ easy free parking. Main concern is to not have to eat every meal in a restaurant and be able to have a few things in a fridge for light dinners if we've had a long day or have eaten too much. On a budget, but want clean and cheery - non-smoking - and contact w/ Italians. Where did you stay?

This last June I stayed at Hotel Minerva. Not self-catering, but in a good area with a garage attached for your car (10 euro per day at the time). On-street parking is tough to find and is time-limited. The hotel includes breakfast, which is substantial. Some rooms have great views of the city. It's great as a base for going to other places in Tuscany/Umbria. Also, lots of places to eat within walking distance of the hotel, and a couple of places to pick up supplies for a picnic supper.

We stayed at Locano Rosati in Oct 2008 outside of Orvieto. To me it is the perfect location for you. It is about 10 min off of A1 in a rural location. 3 hours to anywhere you would want to go. One day we went east to Assisi and Gubbio. The next day we went to Civita, Montepulciano and San Giaminano. The owner is the grandson of the builder and is so laid back and friendly. We walked in and immediately felt as comfortable as home. I believe the house has about 6 units. Don't miss Civita di Bagnoreggio!
