When I have questions about travel to Rome, I look at the all inclusive RonInRome.com.

He goes over lodging all over the city in detail--along with everything else about traveling there including how to navigate the trains and subways.

Try Booking.com or Venere.com - you'll probably find a lot of places that meet your criteria. I stayed near the Spanish Steps but it was over a decade ago, so sadly I can't remember the name (I do remember it was a wallet buster though). If I had to do that trip over again, I would have stayed in Trastevere or a truly local neighborhood instead.

The Hotel Modigliani is close to your budget. It's on a quiet street near the Spanish Steps, and also near a Metro stop, so very convenient. Not fancy but clean and comfortable. We stayed there a few years ago.
Have fun!

The Pantheon and/or Spanish steps are high tourists so $200 is on the very low end. Why do you want to stay in those areas? Personally think there are much better areas. For two people, decent hotel - $200 in central Rome in on the lower end for many places. What time of year? Very important.

We are staying in Rome in the beginning of June. We are just looking for a centrally located hotel that isn't right next to the train station. We would like to be able to stroll to a nice piazza after dark to enjoy the atmosphere. We don't need to be around huge crowds to be happy, if that helps anyone with their suggestions. Thanks to everyone for all of the different web sites, we have been scouring through most of them!

I always find places through booking.com in the Piazza Navona/Pantheon area for about €110 single.

Both times I've stayed in Rome I've stayed at hotel Julia, which I found on Booking.com. It's very close to piazza Barbarini which has great metro and bus connections, and is a short walk to trevi fountain and the Spanish steps. It wasn't too far to walk to the colosseum or Villa Borghese, either. Hotel Julia is nothing fancy, but they do have an excellent breakfast and the area is fairly quiet. Last October I stayed there for 70 euros per night for a single room.

thanks angela. We did look at hotel Julia as well. Prices now for 2 are $172/night :( which we may look at but hoping closer to $150ish. Still debating on this area vs between spanish steps and Colosseum area

We were also just a couple of blocks from Piazza Barbarini last time and enjoyed that area very much for its convenience: easy walk to/from Termini and a fair amount of attractions but not right ON the station so don't rule out that area.

We stayed at the Hotel Mozart a few weeks ago at Easter time. Hotel is a few blocks from the Spanish Steps. It included a lovely breakfast as well. Free wi-fi with good connection. A lot of nice restaurants in the area.

We stayed in the Ripetta Suite which is part of the hotel, but about a block away on Via Ripetta. You still get the breakfast at the hotel. We paid $819 euros (trip rate) for four nights.
