Need expert opinion on our itinerary to Rome

Worked on the plan for weeks and this is what i came up with for Rome. It’s only me and my girlfriend. I have on also for Florence and Amalfi coast but focusing on here since this was the hardest.
please let me know if it doable, or too much, I’m sure its enough.

Rome May 7-12
May 7 Thur
Train from Naples to Rome.
Find a place to store our luggage, and pick up our Roma Passes.
Get something to eat.
Start the Heart of Rome Walk,(3hours) if touring the Pantheon and Churches.
Tour the Pantheon and nearby Churches: Free (8:30-19:30) Length(1.5 hours).
Capuchin Crypt €9 /9:00-19:00/1.5hours)10min walk from The Spanish Steps which is at the end of the Heart of Rome Walk.
Get our Luggage, check into our Airbnb, and get settled.
Venture out in the neighborhood, dinner, and Bed.

May 8 Fri
Detailed Vatican in a day tour with Sistine Chapel(The Roman Guy)
(7:30-12:30 Approx 5 hours)
Have lunch after tour.
(Unscheduled time)

May 9 Sat
(Make sure we have something to eat prior or before the Colosseum tour)
St Peter in Chains Church at 8:00 Prior to the Colosseum tour.

Colosseum Underground Plus Belvedere top level Tour(The Roman Guy)
(9:30-1:30 Approx 4hours).
Have lunch after tour.
Capitoline Museums 9:30-19:30, €15 (Approx 2hrs) (no Roma Pass Benefits).
Victor Emmanuel Monument viewpoint.
Trojans’s Column & Forum.

May 10 Sun
Borghese Gallery Tue-Sun 9:00-19:00 (Thur till 21:00) €17 (2 hours max with a Timed Reservation)
Have lunch after Gallery
National Museum of Rome(2 hours) €10 Tue-Sun 9:00-19:45
Baths of Diocletian/Basillica S. Maria degli Angeli (free daily 7:30-18:30)

May 11 Mon
Church of San Giovanni in Laterano (mon-sat 6:30-19:00), Free(cloister €5 chapel at holy stairs €3.5)

May 12 Tue off to Florence

Unless you are pilgrims, I would substitute St. Clemente Church for San Giovanni in Laterano.

I totally forgot, I’m just going do Tivoli and see Hadrian’s Villa only on that day. Any idea how long it would be to view?

Have you checked the Borghese schedule? They often fill up early. You might need to make your Borghese reservations, then plan other excursions around that.

And if it were me, I'd allow more time in the various venues (except the Borghese, of course.) For example, I.5 hours wouldn't be nearly enough for me and my DH to tour the Pantheon and nearby churches. Ditto 2 hours for the National Museum. On the other hand, I'd probably spend less time in the Capuchin crypt. YMMV, of course. Tastes and priorities vary.

Besides the scheduled tours, i have no idea how much time we would spend, i put times on there to keep a mental note not to plan too much. Thanks about the Borghese Gallery, didn’t know i could book that this far out.

Unfortunately i can only book the Borghese up to march. Not showing May schedules at the moment.

I love Rome and its churches, but many close for a big chunk of time after lunchtime, which can complicate sightseeing plans. Suggest checking schedules ahead so you won't be disappointed by closed doors.

We have always asked our Air B&B hosts if they can store our luggage, and they are always happy to help

I will ask, that would save some time planning that day and not worrying about luggage storage.
