Looking for help deciding between three places to stay

Hey all, thank you your help yesterday. I have shortlisted three AirBnbs for my first and short (3 days) Rome visit, and hoping to get some opinions from those who know the areas.
1. Near Villa Borghese, about 20 minutes walk from Trevi fountain. Pretty much everything is about 30 to 40 minutes walk, so I mostly need public transport or cabs to go around (we have two seniors with us, they love to walk, but may be not all day). The place has good reviews, and host is very responsive. Can also keep luggage here till evening until my next train.
2. This one is very close to Piazza Novona. But it's new on AirBnb and has no reviews. The host seem to have other 17 listings, and is a super host. So far been responding to questions, although a bit slow. This one is on first (American second) floor, so luggage needs carrying upstairs, no lift. Also, no storage in the building, so will have to keep luggage at the storage on the last day before the evening train.
3. Again, very close to Piazza Novona, but no storage in the building, and will have to find Storage. Host is responsive.

In terms of price, not a considerable difference. I can share the links. Would appreciate your help, thanks!

Yep, agreed. Good you're doing lots of research! Here's an interesting Youtube link about areas to stay in Rome, it would confirm P Navona as a better alternative. https://www.youtube.com/watch?v=lhQXDhwVxAE&t=32s.

We usually average 15,000- 20,000 steps a day in Rome and we stay in heart of downtown. I don't want to add a 20-min walk to that, especially with 'older' folk. Good luck! I wouldn't mind one set of stairs but the 'no storage' wouldn't work if your flight arrives early.

Another area you might consider is Trastevere
Stay close to the river and you can still walk most everywhere but Vatican
(take a taxi, especially if you have an early AM tour)

Lack of prompt responses and no reviews should signal caution for #2.

Location of #1 not ideal - appears to be on the outer edge of the tourist sites - you may regret the choice.

So #3 may be the best option. Search on "luggage storage Rome Piazza Navona" - you should find places relatively close to store your bags.

Rule out 1. Not worth it

Between 2 and 3 your choice. I would not rule out 2 as I normally search for super hosts is the accomodation in the same building as the super hosts other apartments. If so that gives me comfort

In terms of storage. If your room is not being booked the same day you check out they may let you store the bags there.

On our last day in Rome we put our bags in a storage locker. Was quite easy. I think it was about 4/5 euro a bag though.

Thanks everyone!

Trent, to be honest it's been hard for me to led go of #1 because of the convince of luggage storage availability, as well as super responsive and accommodating host. 2 and #3 don't have storage after 3pm, since they have another booking on the same day, and I am a bit concerned about using the storage locker, having never done that before.

  1. Do you have an experience with any storage locker near Navona? How do I find one?
  2. Is it okay to share the airbnb links here so I know I have a right understanding of the location and distances?

JMO-
1. Really not as far out as I thought. Nice location but it will be a walk to Centro Storico and other sites, some of that is hilly.
2. Best location.
3. Second best location.

I didn't look at the apartments- just the locations.
