Taking our 40 year old daughter and 3 friends to northern Tuscany. My wife and I have been there but they have not. Centrally located to visit Florence, Siena, Certaldo and San Gimiagno areas. I bed and breakfast has the advantage of having a restaurant and bar potentially however a villa might be more cost effective. Looking to spend a max 0f $25,000 for 4 rooms either way. Any advice would be helpful. Searching VRBO as well. Always liked this site for experienced travelers.

We really loved our stay at Appartamento in Torre di antica Villa, just outside of Florence (full kitchen, 3 bedrooms, and a tower that overlooks Florence and the valley. https://www.booking.com/hotel/it/appartamento-in-villa-con-antica-torre.html
One town that we also loved was Colle Val d'Elsa. Its between Siena and San Gimiagno. I don't have a specific recommendation for hotel, we were backpacking the Via Francigena and stayed in a simple 1 bedroom place there, and it didn't have wifi. But, we highly recommend the town.
This one is a little remote, but we enjoyed our time there: Casa Gallo is a winery agriturismo. https://www.booking.com/hotel/it/casalgallo.html
We will be driving all around. We’re comfortable driving through Italy.
We stayed in Siena for six nights and loved it. Forget where we stayed, but check TripAdvisor.com
