Lodging in Rome - Opinions on specific options/locations

Four friends will be 3 nights in Rome end of June, coming from Florence and the end of a 2 week Euro trip, arriving at Termini approximately 10:30 a.m. on first day, leaving out of FCO 11 a.m. on departure day. This is a first trip to Rome for 2 of us.

I have several options for lodging and would like feedback with respect to location especially, its effect on transportation, and any other considerations if desired. Budget is approximately 250-300E. We want to do Vatican area one day Colosseum area one day, and perhaps Borghesi one day, along with other less time consuming attractions/hanging out. I've heard Pantheon area is nice for first time so started from that assumption.

There are a couple options a couple blocks south of Pantheon, a couple a little further north (.5 mi) including one solo apartment that is 'new' on booking.com with no reviews yet, one west of Piazza Navonna, and one closer to the Spanish Steps. Thoughts?

In case you want specific links:

These two are south of Pantheon:

This one is North, and is also near the apartment I mentioned

I didn't look specifically at the locations, but we stayed right at Campo Dei Fiori and walked to everything... so I would pick which one is closest to that! :)

I prefer to stay in the Pantheon/Piazza Navona/Piazza Campo dei' Fiori areas. You can walk to almost everything, or take a local bus or taxi (very inexpensive in Rome). You can walk across the bridge to the Vatican/Saint Peter's, or take the bus #492 to the Vatican Museums. You can also take a bus (#116 electric minibus) to Galleria Borghese from that area.

The historic center of Rome is very compact and those are all within just a few minutes' walk of each other. Pick whichever one appeals to you. You'll have a wonderful time.
