I just booked an airbnb in lazio across from the vatican and a metro station. I made the reservation before analyzing the maps. is this within walking distance of prati as that seems like a nice place to stay? Is it worth it to change and stay in prati?
I am confused. Lazio is a region, Prati is a neighborhood. What map are you using?

we will be in rome for 3 days and want to see everything. we will not have a car
The address you have given is just West of Vatican City. I do believe this is still in Prati, but if not it's darn close. I've stayed in Prati a couple of times before (I believe Laurel who used to live in Rome recommended it, though I could be wrong. The ol' memory ain't what it used to be) and liked it. It's on the other side of the river from most of the big sites (Vatican excepted, of course) but I found it a relatively easy walk or Metro/bus ride to get wherever I wanted to go and just far enough away to avoid some of the crush of people. This is something I prefer, but know others don't--strictly personal preference.
BTW, no way are you going to see everything in Rome in 3 days--not sure how long this would take, but I'd like to give it a try sometime!
The address you've given is just on the border of the actual Prati neighborhood. You will be super near a metro stop at Cipro, which will take you in no time to the Spanish Steps, Fontana di Trevi or even Termini.
The next metro stop North of where you are (Valle Aurelia) also hosts a train station for the regional system (sort of like the L train in Chicago) and you can use it to get to Trastevere without falling prey to the legendary and infamous Roman traffic - it's inexpensive and fast (8 to 12 minutes). You can even walk to Valle Aurelia, it's at the other end of the street you'll be at - it's that close.
From the place you booked it's a 15 minutes walk - tops - to the entrance of the Vatican Museums.
Off topic-ish: I can recommend a pizza place just 5 minutes of your accomodation, BTW - not many travellers know of Bonci (AKA Pizzarium). Expensive but amazing!
As above, your accommodation is right behind the Vatican and on the edge of the Prati neighborhood. Addresses don't spell out neighborhoods; Roma is the city, and Lazio is the region, similar to our addresses being for city and state.
I just did a short google virtual walk of the street and you should be just fine. Don't let the graffiti bother you; you'll see quite a bit of that all over Rome.
Being close to the Cipro metro station will be useful for accessing some other parts of the city which are further afield, although you will have to change lines at Termini for some of them (not difficult). Others will be just as easy to walk to and I recommend that you do as much of that as possible as it's such an interesting city to see on foot!
