Any suggestions for hotels beginning of June for 2 adults and 2 teenagers in
Downtown Rome. If affordable will get them a room as they are 16 and 18 with different sleeping habits

If an apartment would work for you, then there is Incentrum, a group of apartments in a couple of buildings not far from the Spanish Steps. We stayed in one of their apartments and loved it. However, if you want a front desk and room service, then that wouldn't work for you.
You might also want to check out Tripadvisor or Airbnb, as sometimes they have really good options with separate bedrooms for teens. It can make a big difference for families when everyone has a bit of their own space, especially with older kids. I also recommend reading this, it will be very useful during your vacation.

How about an apartment so you can feed the teenagers when they are hungry and have coffee before heading out. We are staying here next month and they are highly recommended by others here.

We have used both Hotel Aberdeen and Sonya. Sonya is a little closer to Termini but just across from the Opera House if checking on a map. Nice area with good restaurants. Wife thinks their lattes are better than Aberdeen -- if so, small margin. But have stayed there more than Aberdeen. Aberdeen is a couple of blocks further from Termini. An excellent, white table cloth restaurant -- Target -- is on the back side of Aberdeen. We prefer the Termini area for access to transit and the restaurants. Probably a 45 min hike to the Vatican. Both have small rooms so you probably would need two twin rooms.

since june is high high season, HOT HOT and crowded. what is your budget in euros, dates. some family rooms allow 3 people with a sofa bed (be careful, they are small/short, legs hang over & uncomfortable been there done that or may have 2 full beds to share, lol with teenagers.
check-in times 3-4pm check-out times 10-11am when you book flights. make sure of age if 18 & 16 can stay in seperate room and hope you're next door. if hotel most have luggage drop off till check in and front desk to help & answer questions.
if an apartment, usually no luggage drop-off, wait for host to let you in or if a lockbox. my opinion is get an apartment to fit you all, kitchenette for morning breakfast, buy stuff from a store (drinks, breads, eggs, lunchmeat, milk, coffee) bring takeout back so easy then go out for the day. can always return during day to relax. that's what we always do for us friends.

look under apartments, #beds/size, 2 bathrooms really necessary for you 4, A/C is a must, elevator/lift if mobility issues, what floor stairs/steps to climb with luggage, cancellation policies.
@BB and celeste posted couple places to check out, worth a try. if you find something email them to ask questions, book with them if a better deal.
make a list of what attraction/activity is a must so you can order ahead when the site begins to sell tickets. keep asking questions, posters here on the forum here to help and volunteer leaving it up to you to decide. good luck enjoy

You could look at convents too. We stayed years ago with our kids at Suore di Elisabetta which is fairly near the train terminal. Beds were all single. They did have a large family room, but are probably affordable enough for you to book 2. They also had a fantastic roof top terrace. More recently we stayed in Domus Australia. Location is not quite as close, but it was lovely.
We now tend to stay at Hotel Villa San Pio up in Aventine. It doesn't have quite the family feel, but it is away from the crowds and very leafy with lovely big trees.
On my list, but I've not managed to stay there is Hotel Lancelot. Great location, a bit away from the crowds and they do have a family room. It's often mentioned on the forum.
If you are looking for budget to afford two rooms, I enjoyed https://www.romacasaperferie.it/ a monastery next to Largo Argentina. It’s an easy walk to all the major and many minor sights. My single room in 2024 was under €100/night and I stayed five nights. When booking, ask for rooms facing the interior courtyard, quiet and away from the road view.
Like Lisa, we stay in convents in Italy. A good resource is monasterystays.com. For actual booking, going direct can save money, but there is a certain amount of .’hand holding’ by monasterystays that we found helpful on our first trip.
