My daughter and son-in-law will be in Florence for 3 nights and Rome for 4-5 nights in September and she is looking for hotel suggestions for around 300 euros per night, VERY clean, some local charm, and of course fairly centrally located so they can walk to most sites. She is very picky about cleanliness, loves old world charm, but it can't look shabby or in need of much updating. I also know that she's not the bed and breakfast type. She likes help from a front desk but prefers her own space while on vacation. Anyone have any suggestions? I've received a lot of help in the past from those following this forum and hopefully she will as well.

In Rome we always stay at Hotel Aberdeen, suggested in the Rick Steves Italy book, near the train station. We have been staying there since 2001. Just booked Florence but there were so many choices that I did it on Bookings.com. The first place we stayed in years ago out of RS book we did not like and the hotel we stayed in a few years ago has become very expensive, so this time I had to do a lot of looking and Bookings.com seemed to work the best for that large city.

This hotel is beautiful and conveniently located right next to the Pantheon. Many rooms have views of the Pantheon. Its a newly refurbished hotel but has an old-world decorative style too. I searched for rooms in mid september and it looks like a room with double bed would be in the range of 275-299 euro per night. They do appear to be quite full though (some superior room types are already sold out for the days I checked) so I suggest booking soon since September is a popular month and this is one of the top rated hotels in Rome.
We will also be staying at the Albergo Senata in Rome as suggested by the prior responder. The other hotel we strongly considered was Hotel De' Fiori, which isn't far away either. The reason why we ended up with the first was that it was even more centrally located, being right on the Pantheon and the rooftop. I also liked how it seemed a larger hotel. However if there hadn't been any room, Fiori would have been fine.
