The Hotel Modigliani is in Rome. We have reservations there. There is also a Hotel San Francesco in Rome as well although there is one in 6-8 other cities. I'm betting both are in Rome.

I stayed at Modigliani last year in February. Terrific staff, great breakfast, good location (for me), near a metro stop and good bus lines and walking distance to a couple sights (Trevi, Spanish Steps). The room was comfortable, but hardly any floor space (fine for 1 person, harder, I would imagine, for 2), recently modernized bathroom. Wifi worked well. Nice lounge to chat with other guests in the evening. On the other hand, changing rooms sucks. It means almost completely packing and unpacking again twice in your case. I have no info on the other hotel. Have you looked at the reviews? Trip Advisor, booking.com, Venere.com?
