Guest House or B&B in Rome?

Hi-
My husband and I are heading to Rome with our sons and their girlfriends (all mid-20s) in May. We’re looking for a nice B&B or guest house in a walking neighborhood close to restaurants, sites and transportation. I’m looking for something ‘between’ a hotel and a private rental - breakfast included with a cozy hangout spot or common area for chatting, etc. We thought about a private rental, but I don’t want to cook!

The younger set may want to be out later than we do, so we’d love to be in a place close to restaurants & bars - nothing too crazy, but not isolated either. My husband and I might want to stay in and enjoy a glass of wine, but don’t want to be trapped in a hotel room so a guest house or B&B seems like a good option. We love meeting new people so some place with cozy common areas and group/family-style dining is just fine!

Any suggestions about neighborhoods and places to stay would be much appreciated!

what are you dates in may and budget in euros? are you looking for 3 separate "hotel rooms or B&B's", any do's and dont's, mobility issues (climbing stairs/steps) cash only for rooms, food allergies for breakfast, read fine print. check-in times usually 3-4pm check-out 10-11am, unless reserve day before or ask for early check in.

any other plans for you and your family with places to see and things to do? get off the main street and down some alleyways for family style restaurants/shops/cafes. check out the markets places (marketsofrome.com), tripsavvy.com/rome, do a food tour:

take a 30 minute train to the countryside, meet tour guide and tour the castelli romani area "home to the summer villa/garden of the pope", get away from the hustle and bustle of rome for a day trip.

many different activities to chose from, maybe a cooking class. have your sons & girlfriends get involved and do research what they want to do or hope to do. don't forget to taste gelatos, staop in bakeries/patisseries/delis/salami shops
taxis are not that expensive if tired feet, pick up at taxi stop all over (no hailing one on the street)
so much to see and do, read up on vatican and colosseum tickets with reserving them. changes beginning this year. have fun, it will be a busy/crowded time as always with big cities involved, be prepared. doesn't seem to be an "off season" anymore.

A vacation rental apartment might be a good option if you can find three bedrooms. You don’t have to cook but might enjoy the space, a refrigerator, etc. I would stay somewhere between Monti (near the Colosseum) and Prati (near the Vatican) for the convenience you seek. These areas are well-served by public transport, easy to find taxis for those late-night excursions, highly walkable, and near many restaurants and services. My only qualifier would be to suggest staying east of the Vatican and not too far out (west) in Prati.
