Florence and Rome - this Fall- -question about hotels

Hello
I will be going to Florence and Rome this Fall
I will be traveling with an older adult and would like a hotel with an elevator.
I have been searching for a good hotel and want to see if anyone here could make some recommendations.

Budget would pay mid 300 USD per night or a bit more. I would like a 4 star hotel
Something in Florence that would be centrally located. Would like a hotel with a decent breakfast as well.

It’s tough to find the right place even far in advance. Unfortunately you are rather late in securing for this fall, a very busy time in these two popular spots. In Florence, we loved https://www.hotelpendini.it/ with elevator and great breakfast, but I’ve no idea on price. Very convenient location, too.

Are you sure you need 4-star hotels? 3-star meet our needs, I know, but the rating system is often misunderstood. Here are the basics on a 3 versus 4 star property.

Three star rating
A three star Italian hotel contains features and amenities consumers can expect from a modern establishment: reception must operate 16 hours a day and the receptionists need to speak a foreign language, the staff and concierge need to be dressed in uniforms. Hotels of this rating must have a bar service and its rooms must have Internet and a bath.

Four star rating
A four star hotel must have its staff clean and reset the entire room once a day. This is usually done in the afternoons. They need to replace bedsheets and towels daily as well. The hotel must offer a laundry service. There must be as many parking slots as 50% of the total number of rooms. Room measurements also get upsized in this rating: a double room should be 15 square meters in size while the bathroom should be at least 4 square meters.

Second vote for Hotel Pendini. Excellent air conditioning too if you need it. Loved the breakfast.

I looked at our old favorite now called Oroto de Medici and it has little availability in September and what they have is over 400 a night -- prices have gone way up the last few years.
